The site comprises a large area of yard which houses an office building, workshop and warehouse premises. It slopes downwards from north to the south and is bound by a 2m high granite wall at the south boundary, a 2m high concrete block wall at the east boundary, a 2m high concrete block wall externally finished in a roughcast render at the west boundary and a 2.5m high grass bank at the north boundary.
The workshop building is located at the southeast corner of the site and has concrete block walls under a pitched roof clad in asbestos cement sheets. The walls are externally finished in a roughcast render at the south, east and west elevations and clad in profile steel sheets at the north elevation.
The single storey office building is located at the southwest corner of the subject site and is of traditional granite and slate construction. Two dormer windows are located on the rear elevation of the building and have timber framed windows and slate roof. The principal access into the building is taken directly from Urquhart Road, via a timber pedestrian door.
The warehouse building is located at the northwest corner of the yard and is of concrete block construction with a mono-pitch roof, clad in corrugated asbestos cement sheets. The building has a smooth cement base course and upper wall externally finished in a roughcast render. Access into the building can be taken via a timber pedestrian door located in the south elevation or by a timber vehicular door located in the west elevation.
The property is located on the north side of Urquhart Road, approximately 550m from King Street, on the north side between its junctions with Park Road to the west and Links Road to the east. The site of the former Aberdeen City Hospital is directly opposite. It is in close proximity to Aberdeen University and Aberdeen City Centre, which lie approximately 1km (0.54 miles) north-west and 1km (0.93 miles) north-east of the subject property respectively. The property is also a short walking distance from Aberdeen’s links and beach area.
The available space comprises workshop and office accommodation. There is also a warehouse building, all contained on a site of 2.24 acres.
Offers are invited for purchase of the site. It is our understanding that the site is entered in the Aberdeen City Local Plan within an area zoned for Mixed Use (M41) and is out with the City Centre Conservation Area Boundary. The proposed ALDP has highlighted the site as Opportunity 125 (OP125). The ALDP noted the site as an opportunity for Mixed Use, but also notes the existence of a Planning Brief, which has been prepared.
