The Kittybrewster area is mainly residential

Planning
The site sits within a residential area where
Policy R40 of the Aberdeen City Local Plan
(2008) applies. This policy says: “In areas of
existing residential development and areas
where new residential development has taken
place the predominantly residential character
and amenity will be retained. Proposals for new
residential development on land designated
R40 will be considered favourably subject to
applications being satisfactory”.
A Planning and Design Brief was commissioned
by Scottish Water to establish design and
density criteria for the site. This brief was
approved by Aberdeen City Council Planning
committee on 21 April 2005. A copy may be
